Plastering in Spain is done differently to the UK and the difference matters

Expats from the UK who have had plastering done at home will notice fairly quickly that the approach in Spain is different. British plasterers typically apply a two-coat gypsum plaster system that produces a smooth, paint-ready finish. Spanish yeseros, plasterers, more commonly work with cement-based renders, lime plasters, and in some cases traditional cal, lime, finishes that have been used on Andalusian properties for centuries.

Neither approach is better than the other, but using the wrong material for a Spanish property, particularly an older one, can cause serious problems. Gypsum plaster applied to a traditional stone or adobe wall that needs to breathe will trap moisture and cause damp. Understanding what material is right for your property before work starts is important.

Types of plastering work in Spain

  • Revoco or enfoscado - cement-based render applied to exterior walls. The most common exterior finish on Costa del Sol properties.
  • Enlucido - smooth finish coat applied over render, typically on interior walls. The equivalent of a finishing plaster coat.
  • Cal or lime plaster - traditional finish used on older Andalusian properties. Breathable and appropriate for stone or adobe construction. Requires a plasterer experienced in traditional techniques.
  • Escayola - gypsum-based plaster, used for decorative ceiling features and some interior applications. Not suitable for exterior use or damp-prone areas.
  • Monocapa - single-coat exterior render system that combines base and finish coat. Popular on newer Costa del Sol properties for its speed of application.

What plastering costs in Spain

  • Interior enlucido, per square metre: €8 to €18 depending on preparation and finish required
  • Exterior revoco or enfoscado, per square metre: €12 to €25
  • Monocapa exterior render, per square metre: €15 to €30 including material
  • Full interior replaster of a two-bedroom apartment: €2,500 to €6,000
  • Lime plaster restoration on a traditional property: €25 to €50 per square metre — specialist work commanding a premium

How to spot bad plastering work in Spain

  • Cracking within weeks of completion - usually caused by applying render too thickly in one coat or using the wrong mix ratio
  • Hollow spots when tapped - indicates poor adhesion between the render and the substrate
  • Efflorescence - white salt deposits appearing on the surface, indicates moisture is getting behind the render
  • Uneven finish visible under raking light - poor application technique that will be obvious once painted
  • Exterior render peeling within a year - typically caused by using cheap acrylic paint over breathable render, trapping moisture
