Tilers in Spain - What Expats Need to Know Before Tiling a Bathroom or Terrace

Tiling in Spain - where most renovation money is visible and most renovation mistakes show

Tiled floors, walls, and terraces are the dominant finish in Spanish properties. They are practical in the climate, durable, and when done well they look excellent. When done badly, poorly aligned, unevenly spaced, badly grouted, or laid on inadequate adhesive, they are the most visible and most expensive mistake in any renovation.

A good alicatador on the Costa del Sol is worth finding before you need one. A poor one will cost you the original job plus the cost of someone competent to redo it.

What tiling work covers in Spain

  • Floor tiling - ceramic, porcelain, natural stone, and encaustic cement tiles
  • Wall tiling - bathrooms, kitchens, and feature walls
  • Terrace and outdoor tiling - requires specific frost-resistant, slip-rated tiles and flexible adhesive systems
  • Pool surround tiling - specialist work requiring waterproof adhesive and grout systems rated for permanent water contact
  • Tile removal - preparation before new tiling, charged separately per square metre
  • Grouting and sealing - finishing stage that significantly affects the durability of the finished installation

Tiling costs in Spain

  • Ceramic or porcelain floor tiles, labour only per square metre: €12 to €25
  • Supply and fit, mid-range tiles, per square metre: €35 to €65
  • Supply and fit, premium large format tiles, per square metre: €60 to €120
  • Wall tiling, labour only per square metre: €15 to €30
  • Tile removal, per square metre: €8 to €15 additional
  • Natural stone supply and fit, per square metre: €80 to €180 depending on stone type and finish

What to specify before tiling work starts

  • Tile format and layout pattern - large format tiles (60x60cm and above) require a flatter substrate and more skill to lay level. Herringbone and diagonal patterns require more cuts and more time, factor this into the quote.
  • Adhesive specification - for wet areas, outdoor use, and underfloor heating, a flexible adhesive (C2 or C2S rated) is required. Standard adhesive in these situations fails.
  • Grout specification - epoxy grout for wet areas and pool surrounds. Standard cement grout in permanently wet conditions discolours and deteriorates.
  • Subfloor preparation - older Costa del Sol properties frequently have uneven subfloors that need levelling before tiling. This should be included in the quote if required, not added as a surprise extra.
